Maintenance

How Often Should You Service Your HVAC System?

Service a cooling only system once a year in spring. Service a furnace and air conditioner pair twice, once in spring for cooling and once in fall for heating. Service a heat pump twice a year, because it runs in both seasons and has a defrost cycle that needs verification.

Intervals by system type

  • Central air conditioner: once yearly, spring
  • Gas furnace: once yearly, fall, including combustion safety checks
  • Heat pump: twice yearly, spring and fall
  • Mini split systems: yearly, with more frequent indoor unit filter cleaning
  • Commercial rooftop units: twice yearly to quarterly depending on run time and occupancy

What you should do between visits

  • Change one inch filters every one to three months
  • Keep two feet of clearance around the outdoor unit
  • Rinse grass clippings off the outdoor coil with a garden hose, not a pressure washer
  • Pour a cup of water into the drain pan occasionally to confirm it drains
  • Note anything that changes: new noises, longer run times, or rooms falling behind

Frequently asked questions

Is skipping a year a big deal?

One skipped year rarely causes a failure by itself, but it removes the chance to catch a drifting capacitor, a clogging drain, or a slow refrigerant leak while they are still inexpensive to address.
